Solar on DC Rowhouses and Flat Roofs: What to Evaluate First
Short answer: many DC rowhouses have low-slope ("flat") roofs that can host solar, but flat roofs are not automatically ideal and not every home qualifies. What decides the question is a specific set of physical and regulatory factors: roof condition and remaining life, shading, usable area after setbacks and equipment, structural capacity, mounting and water management, the electrical route, and any historic-district or association rules. Roof condition and remaining life come first
Solar equipment commonly stays in place for two decades or more, so the membrane or roofing material underneath needs to be in shape for a comparable run, or you should plan the roof work first. Removing and reinstalling an array to replace a roof mid-life adds real cost. A serious assessment starts with the roof's age, material, observed condition, and any history of leaks, and is honest when the right answer is "roof first, solar second."
Shading: the quiet production killer
Rowhouse blocks create distinctive shading patterns: party-wall parapets, neighbors' additions, chimneys, vent stacks, mature street trees, and taller buildings nearby. Shade that falls across an array for part of the day reduces production every single day, and it changes by season. An assessment should look at shading across the year, not just at the hour someone visits, and the production estimate you are shown should state its shading assumptions.
Usable area: smaller than the roof plan suggests
A rowhouse roof that looks generous on paper shrinks once real constraints are drawn in. Expect the layout to account for:
- Code and fire-safety related clearances and access pathways, as applied to the specific roof during permitting
- Existing equipment: HVAC condensers, plumbing vents, skylights, hatches, and antennas
- Parapet shadows along the roof edges
- Walkable space for maintenance access to both the array and the existing equipment
How much capacity fits is a per-roof answer that comes out of design and permitting, not a rule of thumb. Be cautious with any proposal that fills the entire roof plan without showing where these constraints went.
Structural review
Solar adds weight, and ballasted flat-roof systems add more than attached ones. Rowhouse roof framing varies widely with age and past renovations, so the structural question is answered by review of the actual building, sometimes with documentation from a structural engineer, as part of the permit process overseen by the DC Department of Buildings. If a home needs reinforcement, that is a finding to surface before contracts are signed, not during installation.
Mounting and water management
Flat-roof arrays are typically installed one of two ways, and the right choice is roof-specific:

Either way, the design must respect how the roof sheds water. Racking rows should not dam drainage toward scuppers and drains, and the installer should be able to explain exactly how the membrane is protected at every contact point.
The electrical route and service equipment
Power from the roof has to reach your electrical service. In a rowhouse, the conduit route from the roof to the panel, often in the basement, deserves early attention: where it runs, how it is concealed or protected, and where equipment like inverters and disconnects will hang. The assessment should also confirm the electrical panel's capacity and condition. Older services sometimes need upgrades before they can accept a solar interconnection, and that is better discovered in design than mid-project.
Historic districts and association rules
Parts of DC fall within historic districts where exterior changes, including rooftop equipment visible from public street view, can be subject to additional review during permitting. Separately, condo and homeowners associations can have their own approval requirements for rooftop work. Whether either applies is address-specific: check your property's status early, and expect a competent installer to fold any required review into the permit plan rather than treating it as a surprise.
Questions to ask before you sign
- How old is my roof, and does your proposal assume it lasts the life of the system?
- What shading assumptions are in the production estimate, and how were they measured?
- Show me the layout: where are the clearances, the existing equipment, and the maintenance access?
- Ballasted or attached, and why for my roof? How is the membrane protected?
- Has anyone checked the structure, and will an engineer's review be part of permitting?
- Where does the conduit run, and does my electrical panel need work?
- Is my home in a historic district, and who handles that review if so?
- What happens if the roof needs replacement in year ten?
